create links only w 1 anchor

hi, need to create a new project as a test, and it needs to have only 1 anchor. whatever i try i get tons of 'home', homepage, click here, or any other crap from guest books anchors. what to do to make sure to have only 1 anchor that i have choosen (i understand that may be some percentage of other anchors, but now it is just too many of them. I have in options 1 anchor and no other options ticked. no partial, no branding, etc. is there anything else i need to tick/do? thanks in advance

    You can right click in the engine selection window (where you select guestbooks, etc) and choose "uncheck engines that use no anchor text". This should get rid of those other anchors like "click here" and "homepage".
